What Does It Cost to Replace a 1,000 Sq Ft Roof in Washington, PA?
A 1,000 square foot roof is 10 squares. In Washington, PA, I charge $600 to $700 per square with labor and materials included, so most 1,000 sq ft roof replacements land between $6,000 and $6,500, and steep or complicated roofs run up to about $7,000. The one thing priced separately is rotted decking we find at tear-off, and I flag that on the estimate before we start.
How I price a roof, and why
I've been roofing going on 10 years. I learned the trade right here in Washington working for my cousin's uncle, spent five years with him, and started JS Jobs Roofing Plus in August 2022. Before that I spent almost 30 years in bars and restaurants. That business is all about the people, and so is this one. I just get to work with my hands now.
The way I was taught to price a roof is per square. One square is 100 square feet of roof. I don't charge by the hour, and I don't add a line for this material and that material until the total is double what it should be and still looks like a good deal. You get one rate per square that covers labor and material, and I adjust it for three things: how steep the roof is, how many stories it is, and how hard it is to work on.
People ask me for a number over the phone all the time. I can give you a rough one off satellite measurements, but I'm careful with it. If I can't see the back half of your house and it turns out to be a lot bigger than it looked, now you're expecting $8,000 and it's really $14,000. So use the numbers below to get your bearings, then let me come out and give you the real one.

Labor and materials are included. Rotted or soft decking found at tear-off is quoted separately. Two stories and up can move you higher on the scale. I've only gone to $725 once.
Honestly, I rarely go above $650 a square. I'm still fighting for every job, and I know there's always a guy down the road who'll come in cheaper.

Roof size means measured roof area, which is not the same as your home's living space. Decking replacement is extra when it's needed.
What drives the price
- Pitch. A walkable roof goes faster and is easier on my guys. On a steep roof in 90 degree heat, a small roof can take them twice as long as a walkable one double the size. That's why my rate climbs from $600 as the pitch goes up.
- Stories. One story, two stories, two and a half. The higher we're working, the more it takes to do it safely.
- Difficulty. Some roofs just have more going on. The one time I went to about $725 a square, we were taking slate off a three and a half story house and putting shingles on.
- What's under the shingles. If the decking is rotted, it has to be replaced before new shingles go down. When I can walk your roof, I check for soft spots during the estimate, and if there's any chance of it, I put it on paper before we start.
- Roof size. Everything is priced by the square, so the measurement matters. I pull satellite measurements and then look at the house in person.
- Warranty length. The 5-year workmanship warranty is included. If you want 10 years, that's $600 more.
What's included in the price
- You call, and I answer. If I'm up on a roof I'll call you back, because I need my hands.
- I pull satellite measurements, then come out and walk around the house with you. If the roof is walkable, I walk it.
- You get a written estimate priced per square, with any possible wood replacement noted up front.
- I pull the local permits.
- We tear off the old roof and replace any bad decking.
- New Owens Corning Duration shingles go on. I'm on the job the whole time unless I'm grabbing lunch or picking up materials.
- We clean up, including a magnetic sweep for stray nails.
- Your roof is covered by my 5-year workmanship warranty, sometimes 7.

When to book
You're not supposed to put shingles on below 45 degrees. You want two good days of 45 and above, because you don't want frozen shingles going on a roof. Around here that means roof replacements mostly happen April through October or early November. If your roof is already giving you trouble, don't wait until it's too late and end up stuck waiting on spring.

How much does it cost to replace a roof on a 2,200 square foot house in Washington, PA?
It depends on the roof, not the floor plan. A 2,200 square foot house can have more or fewer than 22 squares of roof once you count pitch, overhangs, and any attached garage. If the roof measures 22 squares, my pricing puts it at about $13,200 to $14,300 for most homes and up to about $15,400 for a steep or complicated one, plus any rotted decking we find at tear-off.
How much should it cost to roof a house?
Take the number of squares on the roof and multiply by the per-square rate. I charge $600 per square for a one-story walkable roof and $625 to $700 as it gets steeper, taller, or harder to work on, and that covers labor and materials. When you compare roofers, ask each one for their price per square so you can line the quotes up side by side.
Is $30,000 too much for a roof?
For a typical house around here, it usually is. At my rates, $30,000 would cover roughly 43 to 50 squares of roof, and that is a big house. If you are holding a quote that high on an average size home, ask for the square count and the per-square price, and ask what else got added on.
How do you spot a bad roofing company?
Pay attention to how they handle the phone and the paperwork. The ones to worry about are hard to reach, cannot explain their number without a pile of add-ons, or roll into town after a storm and leave just as fast. Ask whether they are licensed in Pennsylvania, whether they pull permits, and who will actually be on your roof.
What warranty comes with a roof replacement?
Every roof replacement I do comes with a 5-year workmanship warranty at no charge, and sometimes I extend it to 7 years. If you want 10 years, that is an extra $600. Repairs are different. Most repairs are on older roofs, so I do not warranty them, but if the same problem I fixed comes back, I will come back out and not charge you double.
Can you give me a roof replacement price over the phone?
I can give you a rough number from satellite measurements, but I will tell you up front that it is rough. If I cannot see the whole roof, a guess of $8,000 can turn into $14,000, and nobody wants that surprise. The real number comes after I walk around the house with you and, if it is walkable, walk the roof.
